Is an alarm system tax-deductible in Spain?

A question we get every week — especially from entrepreneurs, holiday-rental owners and seconded professionals: "Can I deduct my alarm system from tax?" The answer is "yes" more often than you'd think, but there are nuances. Below is the practical explanation, based on common Spanish tax rules (note: always consult your gestor or accountant for your specific situation).

    For individuals: usually not deductible

An alarm system in your primary home ("vivienda habitual") is in principle not deductible from IRPF (Spanish income tax). It's considered a personal expense, like furniture or a paint job. Exception: in some autonomous regions there are deductions for "safety adaptations" for people over 65 or with a disability — ask your gestor whether that applies to you.

    For business clients: fully deductible

Do you have a business (SL, autónomo, sucursal)? Then the security installation at your business premises is fully deductible as a business expense ("gastos deducibles"). This covers:

    • Hardware purchase (cameras, alarm panel, sensors)
    • Installation and labour costs
    • Monthly monitoring fees
    • Maintenance contracts

You can also reclaim the VAT (21% IVA) via your quarterly return. For a €3,000 + IVA installation that's €630 back.

For landlords (holiday home): often partly deductible

Renting your home to tourists (vivienda vacacional / VFT) or long-term? Then security measures are deductible as rental expenses ("gastos relacionados con el alquiler"). Conditions:

    • The installation must demonstrably serve the rental (invoice in the renting entity's name, photos, date before first rental)
    • For mixed use (part private, part rental) you can deduct pro rata
    • VAT only deductible if you offer VAT-liable rentals (usually only tourist rentals with services)

    Practical tips

    1. Always request a factura completa (full invoice with your NIE/CIF, not a ticket or simple receipt). Without it, deduction is impossible. 2. Keep the invoice 4 years — the Spanish tax office can audit back 4 years. 3. Maintenance contracts are deductible annually as operational costs. 4. Depreciation for business clients: hardware can be depreciated over 5–10 years depending on type. 5. Subsidies: there are periodic regional subsidies for SME security (especially in Valencia and Murcia). Ask your gestor about "Ayudas a la seguridad para pymes".
